Selling your house is a big step and you are to be congratulated for success on this part of the process. When Home Team Title is engaged to perform the settlement for a sale, we work diligently toward that purpose over a few weeks to pull together the information necessary to be sure that your sale closes properly. We will, as part of our services, prepare a HUD-1 settlement statement for the closing, which will list all fees, payments, and pro-rated expenses associated with the settlement of the property. We will coordinate a specific time, date, and location for settlement with all parties involved as soon as possible.
The majority of time the buyer chooses the title company used for their purchase transaction, however, sellers need to feel secure and comfortable that their needs and requirements are being met and that they are being “kept in the loop” throughout the preparation of their file. Home Team Title understands this and makes communication with all parties in the transaction our priority. If you are involved in a closing as the seller with Home Team Title, please be sure that you complete the seller information form and follow the instruction to be sure it is added to your file.
Sellers - Bring to Closing
- Original, unexpired government ID with Photo (i.e., Driver’s license, Passport)
- Social Security Card
- Evidence of recent tax payment (if payment was made within the past 30 days)
- Evidence of recent HOA payment (if payment was made within the past 15 days)
- Evidence of recent mortgage payment (if payment was made within the past 10 days)
- Wiring instructions, if we will be wiring seller proceeds to you. Wiring instructions must be to an account held in the same name as the property owner(s)
- Forwarding address, phone numbers, and e-mail address.
